Kairos Investment Management Company (KIMC) is a disciplined real estate investor whose name says a lot about its philosophy — kairos, the opportune moment when conditions are right for a crucial action. Kairos invests across commercial and multifamily real estate in the lower middle market, pairing rigorous, capital-preservation-first underwriting with a genuine commitment to impact. We are an investor in Kairos's impact-oriented real estate strategies.

Why we invested

Place is where life takes shape in homes, neighborhoods, the physical fabric of community. So real estate is never just an asset class to us; it's part of whether people can find stability, dignity, and belonging. Kairos lets us pursue that through a manager whose discipline and values both align with ours.

Two things drew us in. First, an unusually principled investment culture: Kairos requires a wide margin of safety, underwriting properties to deliver investors' preferred returns even under downside-stressed scenarios, a philosophy rooted in founder Carl Chang's charge to preserve capital as if it were family. Second, a real commitment to impact rather than a label: Kairos runs a dedicated Impact Strategy, is a minority-owned and operated firm, has been a signatory to the UN Principles for Responsible Investment since 2018, and is recognized as an ImpactAssets 50 impact fund manager. That combination of conservative underwriting and intentional impact is exactly the kind of one-pocket manager we look for.

What Kairos does

Kairos is a disciplined lower-middle-market investor, deliberately competing where capital is scarce — deals too small for large institutions and too large for individuals, a segment representing roughly 80% of the market but only 20% of the capital. As an owner-operator (not just an allocator), Kairos retains the control and expertise to create its own outcomes rather than depend on third parties, and invests flexibly across markets, property types, and the capital structure.

By its most recent reporting (as of 3/31/2024), Kairos and its affiliates have:

  • Invested over $4.2 billion in real estate

  • Acquired ~25,000 multifamily units across 23+ million square feet

  • Drawn on a leadership team with 34+ years of average investment experience

Its strategies span value-add equity, real estate credit, and impact including the evergreen and credit vehicles through which we participate.
